I lived there for quite a few years before I moved out about half a year ago. When I first moved in, it was a well-managed place. They made sure that I made enough money to pay the rent. They also did criminal background check. The place was kept clean and the maintenance work was done promptly.
Then the management company changed hands and it had been going downhill every since. They tried to get everyone on the street to fill the vacancies. The interior and exterior were not kept clean. You could always find beer bottles and soda cans in grassy areas. The maintenance technicians were rather imcompetent sometimes. Once I had a serious leak in the kitchen. A technician came, but left a note saying no leak was found. The noise levels became higher and higher. Often you could hear some drunks yelling outside in the middle of a night.
One noticeable thing was that their staff turnover rate was quite high. It seemed like every other month, we had a new property manager. It was a real shame since the place is located in a very nice area, right outside a public golf course with beautiful surroundings. Some residents who had lived there long shared the frustrations I had.
The one good thing they did offer was that my year-long lease could be terminated at anytime by me. All I needed to do was to give them a 60-day notice and pay $250 penalty. This gave me a lot of flexibility when I was shopping for a home.
